Commercial Tenant Rights & Limitations

Purpose

CLAA provides an organized accountability framework for commercial tenants reporting property-related conditions that may affect safety, access, lawful use, operations, employees, clients, inventory, or the use of leased premises.

Matters CLAA May Document

  • unsafe premises
  • elevator failures or entrapment
  • ADA and accessibility concerns
  • fire and life-safety conditions
  • operational disruption connected to property conditions
  • undisclosed property hazards
  • suspected permit or occupancy concerns
  • pest contamination
  • landlord or property-manager nonresponse
  • mixed-use building hazards

Lease Limitations

Commercial leases may allocate duties differently. CLAA does not interpret lease provisions, determine contractual liability, or decide which party legally bears a repair or maintenance obligation.

Business Dispute Limitation

CLAA distinguishes property-accountability concerns from ordinary pricing, competition, management, vendor, customer, partnership, or other business disputes.

Evidence and Operational Impact

Commercial tenants may provide lease excerpts, notices, photographs, videos, inspection records, repair requests, incident records, business interruption documentation, and other relevant material for administrative organization.

External Review

Where appropriate, CLAA may prepare controlled referrals for agency, inspector, attorney, advocate, or professional review. CLAA does not guarantee acceptance, action, or outcome.
